How to Use This Home Affordability Calculator

  1. 1.Enter your gross income. Your yearly pay before tax, since lenders use gross income.
  2. 2.Add your other monthly debts. Car loans, cards and student loans all count in the back-end check.
  3. 3.Set the down payment share. 20% is the classic figure that usually avoids private mortgage insurance.
  4. 4.Set the rate and term. The rate and length decide how much loan your monthly payment can carry.
  5. 5.Read the maximum price. That is the most expensive home your payment can support under the 28% rule.

FAQ

How much house can I afford on a $100,000 income?

Using the 28% front-end rule, divide $100,000 by 12 and multiply by 28%: $100,000 ÷ 12 × 28% = $2,333.33 per month is the maximum housing payment. Enter your rate, term and down payment above to turn that payment into a maximum home price.

What is the 28% front-end rule?

It says your housing payment should be no more than 28% of your gross monthly income. Lenders also check a back-end rule near 36%, which counts your housing payment plus all other monthly debts.

Does the down payment change the maximum home price?

Yes. A bigger down payment means a smaller loan is needed for the same price, so the same monthly payment buys a more expensive home. This calculator divides the maximum loan by one minus the down payment share to get the price.
